New Construction Homes
There's something exciting about a brand-new home—from choosing the community and floor plan to watching everything come together.
But new construction has its own process, timelines, incentives, and decisions. Having your own Realtor alongside you can help you understand your options and make informed decisions from your first community visit through closing day.
That's where I come in.
Build New.
Buy Informed.
Why Work With Your Own Realtor?
That
Neighborhood
Guy
When you visit a new construction community, the sales team is there to represent the builder.
As your Realtor, I'm there to help represent you.
I'll help you compare communities and builders, understand available homes and incentives, review comparable properties, ask the right questions, and guide you through the different stages of the process.
One Important Tip
Let's talk before your first visit to a builder.
Builder registration and Realtor representation policies can vary, so having me involved from the beginning helps us get started on the right foot.
Look Beyond the Model Home
Model homes are designed to impress—and they usually do.
But there's much more to consider when choosing new construction.
We'll look at the bigger picture, including:
- Builder incentives and financing options
- Lot location and potential lot premiums
- Included features versus upgrades
- HOA and CDD fees
- Estimated completion timelines
- Inspection and walkthrough opportunities
- Future development around the community
- Nearby shopping, dining, recreation, schools, and major roadways
Because you're not just choosing a floor plan.
You're choosing a neighborhood.
Communities I've Explored
I'm continually visiting new construction communities throughout Central Florida to see what's being built, tour model homes, learn about the builders, and better understand what each community has to offer.
I can share information about communities I've personally visited, including:
- Builders
- Home styles and floor plans
- Community amenities
- HOA and CDD information
- Location
- Nearby shopping, dining, and recreation
- Photos and videos from my visits
- Things you may want to know before visiting
My goal isn't simply to show you what's being built.
It's to help you understand the community being built around it.
Step 1: Let's Talk About What You're Looking For
Every move has a story.
We'll start with your budget, timeline, preferred areas, lifestyle, and what matters most in your next home.
If you're financing, we'll also make sure you understand your buying power and are connected with the right mortgage professional to explore your financing options.

Step 2: Explore Communities & Builders
Knowledge is power
This is where the fun begins.
We'll explore communities and compare builders, floor plans, homesites, amenities, location, HOA and CDD considerations, available incentives, and what's happening around the neighborhood.
Because the model home might get your attention—but the community needs to fit your life.

Step 3: Choose the Right Home
We'll focus on homes that fit your goals; not simply what's available.
Build from the ground up or choose a quick move-in home?
There can be advantages to both.
We'll look at your timeline, budget, available inventory, included features, upgrades, homesite options, and priorities to help you evaluate which path makes the most sense for you.

Step 4: From Contract to Closing
Once you've found the right home.
Once you're under contract, I'll stay involved throughout the journey.
We'll keep track of important milestones, communication with the builder, inspection opportunities, walkthroughs, financing deadlines, and closing.
And just like every client relationship...
Mine doesn't end when you get the keys.

Do I need a Realtor to buy a new construction home?
You're not required to use one, but having your own Realtor gives you someone to help evaluate your options, ask questions, understand the process, and advocate for your interests.
Does using a Realtor make the home more expensive?
Builder compensation and representation policies can vary. We'll discuss how representation works before visiting communities so you understand the process from the beginning.
What if I've already visited the builder without my Realtor?
Don't panic. Builder registration and Realtor representation policies vary. Give me a call, tell me where you've visited and what happened, and we'll determine what options may still be available.
Should I use the builder's preferred lender?
Builder affiliated lenders may offer incentives, but an incentive doesn't automatically mean it's the best financing option for you. Compare the complete loan terms, costs, rates, and incentives with a qualified mortgage professional before making your decision.
Can you help if I don't know which builder or community I want?
Absolutely. That's part of the fun. We'll start with your budget, preferred location, lifestyle, timeline, and priorities and then identify communities worth exploring.
Should I get an inspection on a brand-new home?
Many buyers choose to have independent inspections performed during new construction. The opportunities and timing can depend on the builder and stage of construction, so we'll discuss your options as part of the process.
What if I need to sell my current home first?
We can create a strategy around both transactions. We'll look at your current home, local market conditions, new construction timeline, financing, and other considerations so you can better understand how the pieces may fit together.
